looking for help on month to month lease roll overs

anyone have a few ideas how to get someone to act to replace the existing copier that is on a month to month after the lease term? It's only a two year lease and there is nothing new. I had them verbally commit to a two year renewal, however seems I can't find out why they won't sign. Ideas are welcome
